The film begins where the previous film ended. Ragini since that incident has been at Thane Mental Asylum and even there she has been disturbed by the ghost of that house where she went. Meanwhile, Ragini's MMS tape has gone viral - along with rumours of the house's haunted nature, where the MMS was filmed. This catches the attention of a sleazy director, Rocks ( Parvin Dabas) who decides to make a movie on the haunting. He signs an ex-porn star, Sunny Leone ( Sunny Leone) as the lead actress and decides to shoot the movie in the same house where the MMS was recorded. Sunny, who takes an instant liking to the script, seeks permission to meet the real Ragini ( Kainaz Motivala ), (who is now in a mental asylum), to get a better in-depth look of the character she wants to portray. But the meeting goes horribly wrong when Ragini stabs herself brutally in the neck. Later, the cast and crew arrive at the haunted house to shoot and strange things begin to happen, especially to Sunny. Elsewhere, Dr. Meera Dutta ( Divya Dutta ), a psychiatrist who specialises in cases for which science has no answers, takes up Ragini's case. She finds out that the ghost haunting the house is actually of a girl named Diana ( Sandhya Mridul ), who was married to the owner of the house, Uday ( Rajkummar Rao ). Uday had an affair with Ragini and killed Diana when she found out. He also killed Ragini's boyfriend, Rahul ( Rajkummar Rao ) and tried to kill Ragini, but she escaped. Diana's spirit now wants revenge from Uday and Ragini, and anyone who comes in her way. As the shooting progresses, Sunny starts to get possessed by Diana's spirit and tries to kill her co-star, Satya ( Saahil Prem ). She also seduces Rocks and reveals her true identity as Diana. Rocks tries to escape, but is killed by a swarm of bees. Dr. Meera arrives at the house and tries to exorcise Sunny, but fails. She then learns that the only way to get rid of Diana is to burn her body, which is hidden in a secret room in the house. She enlists the help of Satya and Monali ( Karan Taluja ), the scriptwriter, to find the body and destroy it. However, they are attacked by Diana, who kills Monali and injures Satya. Dr. Meera manages to find the body and sets it on fire, hoping to end the haunting. But she soon realizes that she has made a terrible mistake: the body was not of Diana, but of Ragini, who had died in the asylum after stabbing herself. Diana had tricked them into burning Ragini's body, so that she could take over Sunny's body permanently.
